Location of Property: 8000 Highway 11, Geraldton, in the Municipality of Greenstone, Ontario

Purpose of Meeting:

The Municipality of Greenstone has received applications for a Consent and Minor Variance to facilitate the development of a proposed Ontario Provincial Police (OPP) detachment at 8000 Highway 11, Geraldton. In the Municipality of Greenstone Official Plan, which was approved with Modifications November 15, 2022, the Site is within both the Commercial District and the Residential District, and within a Mineral Mining Operation (MMO) area. The subject property is zoned Rural (RU) and Mining (MIN) in the Municipality of Greenstone Zoning By-law 23-77. Development standards for the proposed use are provided in the Rural zone category.

The applicant proposes to construct a one-storey OPP detachment facility with associated parking and accessory structures on the subject property, which is currently vacant. The proposed Consent application would create a new lot, including easements for both vehicular access and water servicing. The proposed Minor Variance application would permit an increased lot coverage to 15% within the Rural (RU) zone.

The Committee of Adjustment will consider the requested Consent and Minor Variance (File No.: 2025-02/05-07), under Sections 53 and 45, respectively, of the Planning Act, R.S.O.1990, c.P.13.
