NOTICE OF COMPLETE APPLICATION / STATUTORY PUBLIC MEETING Wednesday, June 24, 2026

Zoning By-Law Amendment File No. 2026-03

TAKE NOTICE that the Council of the Corporation of the Municipality of Greenstone will hold a Statutory Public Meeting in order to consider a Zoning By-law Amendment pursuant to the requirements of Section 34(12) of the Planning Act, R.S.O. 1990, c.P. 13, as amended. The public meeting will be held on Wednesday, June 24, 2025 at 6:00 p.m., in the Council Chambers of the Greenstone Administration Office, 1800 Main Street, Geraldton, Ontario. The meeting agenda will be posted by Monday, June 22, 2026.

PURPOSE AND EFFECT: The proposed site-specific Zoning By-Law Amendment Application would rezone the subject lands from General Commercial (C1) to Residential Medium Density Exception (R2-X) to permit two (2) single detached dwellings on the subject lands, which are existing, and to add site-specific provisions which reflect the existing building setbacks.

THE SUBJECT LAND is legally described as Plan M108 Lot 147 & 148 PCL. The civic address is 517 Main Street, Geraldton, Ontario, such property being within the corporate boundaries of the Municipality of Greenstone, District of Thunder Bay. See Key Map.

If a person or public body would otherwise have an ability to appeal the decision of the Municipality of Greenstone to the Ontario Land Tribunal but the person or public body does not make oral submissions at a public meeting or make written submissions to the Municipality of Greenstone before the by-law is passed, the person or public body is not entitled to appeal the decision.

IF A PERSON OR PUBLIC BODY does not make oral submissions at a public meeting, or make written submissions to the Municipality of Greenstone before the proposed By-law is passed, the person or public body may not be added as a party to the hearing of an appeal before the Ontario Land Tribunal unless, in the opinion of the Tribunal, there are reasonable grounds to do so.

Written comments may be sent to the Director of Planning, Communication and Economic Development at haley.garvie@greenstone.ca or by mail at the address below and must be received no later than Wednesday, June 17, 2026 at 12:00 p.m. The collection of personal information including names and contact information provided in written submissions is made under the authority of the Planning Act for the purpose of creating a Public Record. Personal information is collected in compliance with the Municipal Freedom of Information and Protection of Privacy Act.
