NOTICE OF STATUTORY PUBLIC MEETING Monday, November 24, 2025

Zoning By-law Amendment

TAKE NOTICE that the Council of the Corporation of the Municipality of Greenstone will hold a Statutory Public Meeting in order to consider a Zoning By-law Amendment pursuant to the requirements of Section 34(12) of the Planning Act, R.S.O. 1990, c.P. 13, as amended. The public meeting will be held on Monday, November 24, 2025 at 6:00 p.m., in the Council Chambers of the Greenstone Administration Office, 1800 Main Street, Geraldton, Ontario.


PURPOSE AND EFFECT: The proposed site-specific Zoning By-Law Amendment Application would allow for the development of a transport truck terminal at a vacant former retail building at 203 First Street West, Geraldton (the Subject Property). The Zoning By-Law Amendment Application proposes to change the Zone from Commercial (C1) to Light Industrial (M1), to permit the proposed use, with site-specific provisions. Should the proposed Zoning By-law Amendment be approved, the proposed development would be subject to a Development Agreement.


THE SUBJECT LAND is legally described as PCL 25989 SEC TBF; PT FIRST AV S PL M104 ASHMORE/ERRINGTON SRO (CLOSED BY LPA64377) AS IN F72087 (FOURTHLY); GREENSTONE located with frontage along First Street West, First Avenue South, and Second Street West in the Municipality of Greenstone, Geraldton Ward, the civic address being 203 First Street West, Geraldton, Ontario, such property being within the corporate boundaries of the Municipality of Greenstone, District of Thunder Bay. IF A PERSON OR PUBLIC BODY would otherwise have an ability to appeal the decision of the Municipality of Greenstone to the Ontario Land Tribunal but the person or public body does not make oral submissions at a public meeting or make written submissions to the Municipality of Greenstone before the by-law is passed, the person or public body is not entitled to appeal the decision.


IF A PERSON OR PUBLIC BODY does not make oral submissions at a public meeting, or make written submissions to the Municipality of Greenstone before the proposed By-law is passed, the person or public body may not be added as a party to the hearing of an appeal before the Ontario Land Tribunal unless, in the opinion of the Tribunal, there are reasonable grounds to do so.


Written comments may be sent to the Director of Planning, Communication and Economic Development at haley.garvie@greenstone.ca or by mail at the address below and must be received no later than November 14, 2025 at 12:00 p.m. The collection of personal information including names and contact information provided in written submissions is made under the authority of the Planning Act for the purpose of creating a Public Record. Personal information is collected in compliance with the Municipal Freedom of Information and Protection of Privacy Act.
